What you get from us that listing sites don’t show
Every Monday we check prices at 1,305 Dallas communities. Listing sites show the asking rent. We show what you’d really pay, what’s open right now, and which way prices are moving.
This week's real prices
We track the rent for every floor plan, studios to 4 bedrooms, and how many homes are open in each one. Your list starts with places that have a home open in your price range this week.
See the Dallas rent report →Free rent, with the math done
“8 weeks free” can look bigger than it is. We average it over the whole lease and show you the monthly price. Most communities quote the full rent instead, since they take the free rent off up front. Does the special only cover some homes? We'll tell you what we've heard. The usual special right now is about 4 weeks free.

Pick your size and budget. We count free rent, so you see every place that really fits.
Deals by area and size
Every area page shows this week’s prices and best deals for each size, from Uptown to Frisco. You can see which part of town gives you the most for your money.
Pick an area →More for your money
We compare price per square foot and building age, so you can see when a newer building with a special costs about the same as an older one. Some weeks it costs less.
See rent per square foot →Which way prices are moving
We save every week’s prices, so you can see if an area is getting cheaper or pricier before you sign a 12 month lease.
See new buildings with big specials →Help after you pick a place
Our move-in concierge helps you set up electricity and internet before move-in day, so you can have Wi-Fi from day one. Install dates depend on the provider, so we start early.
How the concierge works →Two things to ask before you sign
- Monthly fees. Parking, trash, pet and amenity fees can add $100 or more a month. Ask each property for its list.
- Leaving early. At many buildings, if you break the lease, you pay back the free rent. Ask how the special works, and find that part in your lease.
Prices and specials change often. Get your final numbers in writing from the property before you sign.
Dallas Apartment Locating Services
We hold every search to one standard. A renter at $3,000 in Uptown and someone at $1,100 in Oak Cliff with a 580 score both ask the same two questions. What will this really cost, and will they take me?
What Dallas Apartments Actually Cost Per Month
Total monthly cost, not the rent in the ad. Fees, specials and clawback terms in plain words, plus a free calculator for any quote you're handed.
Low Credit Apartments
Low scores, little or no credit history, collections, charge-offs or bankruptcy: we look for properties that accept them.
Luxury & High Rise Locating
Uptown, Downtown, Design District, Victory Park, Knox-Henderson, Turtle Creek: towers and luxury midrise buildings chosen by price and each building's screening rules.
Corporate & Out of State Relocation
Relocating for work or moving from out of state? We compare neighborhoods on price and commute, so you don't have to pick by photo.
Move-In Specials & Concessions
What a special is really worth on a daily rate, where clawback terms hide, and a calculator to test any offer.
New Apartments and Their Specials
Buildings from the last two years, what they're offering this week, and what a one bedroom costs once the free rent is counted.

Prices We Check Every Week, Plus Our Own Notes
We check prices and specials every week; they can change any day, so we confirm before you apply. Each page shows the date of our last check. On top of that, we keep our own notes on Dallas County properties: each property's income rule and how each management company looks at credit. We don't quote a source we can't show you.
We keep a record of which situations each management company will work with, from Greystar and Lincoln Property to RPM Living, Cortland, and others. That's the difference between three applications and one. Application fees run $50 to $75 each (2026) and you don't get them back, so that adds up.
We're upfront about our misses, too. A unit can lease before you call, and a screening answer can change when the leasing staff turns over. Tell us, and we'll work on an updated list ASAP.
On screening, we hold a hard line. Dallas properties screen through companies like RentGrow, SafeRent Solutions and TransUnion, and each property sets its own cutoffs. We work only from what you tell us and never get, ask for, or keep your screening file. The leasing decision isn't ours, so we have no reason to pull one. We describe what properties require. We never promise approval.
Cost side
Net effective rent on a daily rate, all community fees, and how clawbacks work, laid out so you can check any quote.
Approval side
How much income you need first, then which properties work with a low score, little credit history, collections or a larger deposit.

Where We Look for Apartments
We cover more than 100 Dallas neighborhoods and suburbs across Dallas, Collin, Denton, Tarrant, Rockwall, Kaufman and Ellis counties. Each area page lists its rent range, the kind of buildings there, the main commute routes and DART access. Here are eight to start with. The full list is on the neighborhoods page.
See All Dallas AreasWe describe neighborhoods by price, commute, transit, and how old the buildings are. We don't rate safety or say who a neighborhood is for.
What Renters Ask a Dallas Apartment Locator
Are apartment locators really free?
Yes. You pay nothing. The community pays a referral fee from its marketing budget. List our name and your agent's name on the guest card and application so we can keep the service free.
How much rent can I qualify for in Dallas?
Most Dallas properties want your monthly income before taxes to be 3x the rent. Some take 2.5x, and a few take 2x. At $5,000/month gross that's roughly $1,667 (3x), $2,000 (2.5x), or $2,500 (2x). Income decides approval more than the credit score does.
Can you help with a low credit score?
Yes. Strong income can make up for a low score, often with a larger deposit, a deposit alternative or a guarantor. We keep a database of Dallas properties that work with a 580 score, little credit history, collections, or charge-offs, and we compare your score and income with what each one says it accepts. The property makes the final call, and we never promise approval.
What is a concession clawback?
With a clawback, you owe the free rent back if you break the lease early. The terms are usually on an extra page added to the lease, not in the main lease, so they're easy to miss. Before you sign a lease with free rent, ask for that page and read what makes you pay it back.
How fast can I get a list of apartments?
ASAP. We reply Mon to Fri, 9:00am to 6:00pm, so if you write over the weekend, you'll hear from us Monday, with the list after that. Send your budget, move date, and what matters to you. We send back a real list that shows each property's income requirement, and we keep notes on how its management company looks at credit.
What if I'm self-employed or 1099?
We keep notes on which Dallas properties count 1099, gig, and commission income and which require W-2 paystubs. Tell us how you're paid, and we'll look for properties that accept that income.
Do you pull my credit or screening report?
No. We never pull, ask for, receive, or store your credit report or screening file. We don't decide who gets approved, so we have no reason to pull one. We work only from what you tell us.
Do you help with luxury high rises?
Yes. We help renters look in Uptown, Downtown, Design District, Victory Park, Knox-Henderson, and Turtle Creek. Compare buildings on the real monthly rent after free rent, the community fees and the clawback terms, not the rent in the ad.
Is it cheaper to move or renew in Dallas?
Sometimes renewing wins, sometimes moving does. It comes down to how much your rent goes up compared with what nearby buildings really cost after free rent. Run the math both ways before you decide, and call us for a second opinion. We earn nothing when you stay, and we'll still tell you when staying looks better.
